1. We require debit/credit card details to confirm all bookings.
  2. You may provide these by email, though for security considerations we would recommend that you do so by telephone. Or we can phone you if you prefer.
  3. Payment is due on departure and can be made by debit card, credit card or cash. Our preference is for payment by debit card. The debit/credit card used to make the reservation will be charged in the event of cancellation within 2 days of arrival date.
  4. A minimum stay of two nights may apply at certain times of the year
  5. We operate a 2 day cancellation policy. This means that if you need to cancel a reservation you should do so 2 days or more before 12 noon on the day of arrival. In the event of a late cancellation we will charge the full amount for accommodation unless we can re-sell the room(s).
  6. For reservations of three or more rooms our cancellation period is 4 weeks prior to the date of arrival and a non refundable deposit equal to the cost of accommodation for the first night is payable at the time of booking. This means that if one or all of the rooms are cancelled less than 4 weeks prior to the date of arrival we reserve the right to charge in full if rooms are not re-sold
  7. Check-in is available from 15:00 hrs – 21:00 hrs. Please contact us prior to your visit if you need to arrive outside of these times.
  8. Check-out time is 11:00 am
  9. Any loss, damage or breakages caused by you or any member of your party will result in charges for the replacement value and any resulting loss of revenue.
  10. If in our reasonable opinion you or any member of your party behaves in such a way as to cause danger, upset or distress to any third party or to pose a risk to the safety of guests or the security of the premises, we are entitled, without prior notice, to terminate the stay of the person(s) concerned. No refund will be made and we will not pay any expenses or costs incurred as a result of termination.
  11. For the additional safety and security of guests and staff, CCTV has been installed in public areas of the premises and hard disc recordings may be made.
  12. We operate a ‘No Smoking’ policy within the building. Any bedrooms tainted by tobacco odours will be specially cleaned and aired over a 24-hour period and all charges resulting from this, both actual and loss of business will be charged to the credit/debit card given to secure the booking.
